Master Plan Includes Independent Living Apartments, Clubhouse, Care Center & 75,000 Square Feet of Retail; Professional Space Fronting Rt. 422 at Lewis Road

ROYERSFORD, PA — Redgo Development of West Chester will begin site work for the construction of the Keswick Professional Center, which will be a key component of the proposed Lewis Square office, retail, restaurant and banking space to front Route 422 and Lewis Road.

According to Fred Goebert, president of RedGo, the installation of utilities, roadways and retail pad sites will begin as soon as final municipal approvals are received. Those approvals are expected within the next 180 days.

The multi-phase development will aggregate approximately 75,000 square feet and include independent living apartments, a medical care center, a clubhouse, professional buildings of 10,000 and 16,000 square feet, as well as a pad for a restaurant or bank.

Jim Reading, a senior vice president of marketing at RedGo, said the company is fast-tracking its construction plans in response to the strong interest from healthcare entities.

“We have a letter of interest from local units of the Community Health System (CHS) to lease as much as 16,000 square feet of professional space that would include an Urgent Care Facility. In addition, three medical groups are considering 15,000 square feet and we have had inquiries from another six specialty care entities,” Reading said.

Goebert cited pre-leasing interest and marketing of the retail pad by Metro Commercial Real Estate as the main drivers of RedGo’s construction plans, pending final municipal and state approval. He expects to have shovels in the ground by this fall.

Community Health Systems is one of the nation's leading operators of general acute care hospitals. The organization's affiliates own, operate or lease more than 134 hospitals in 29 states, with an aggregate of approximately 20,000 licensed beds. In more than 55 percent of the markets served, CHS-affiliated hospitals are the sole provider of healthcare services.

RedGo commenced its development of the Lewis Road complex when it acquired a 70,250 square foot industrial building and 16.90 acres located at 508 North Lewis Road in August 2008. That property fronts the eastbound lanes of Route 422, east of the Limerick/Linfield Interchange and is also across Route 422 from the Linfield Office Campus, a 36,000 square foot class A multi-tenant office building built by RedGo in 2008.

In June of last year, the Board of Supervisors granted RedGo conceptual approval for re-zoning of the North Lewis Road property and the development firm purchased an additional 1.5-acre at 482 Lewis Road to expand the Route 422 frontage of the first parcel.

Retaining Simone Collins Land Planners, Limerick Township created an overlay district for the area that identified uses such as senior citizen housing, restaurants, banking, professional office, healthcare and retail establishments up to 15,000 square feet as appropriate development options for the acreage.
