Cambridge Integrated Services Group Leases 6,000 SF at Continental Business Center

Lease At 1006 West 9 Ave. Follows $300,000 Capital Investment by RedGo Development

KING OF PRUSSIA, PA — Cambridge Integrated Services Group, a Scandent Group company, has leased approximately 6,000 square feet of class A office space within the Continental Business Center here.

The long-term agreement was brokered for RedGo Development, owner of the fivc-building office complex, by Tom Coyne, principal of Fidelity Commercial Real Estate Alliance. 

Greg D’Ascanio, a broker with Cushman & Wakefield in Philadelphia, in cooperation with Cushman & Wakefield’s Chicago, Ill. office, represented Cambridge Integrated Services in finalizing the lease terms.

Aggregate rental of the lease exceeds $500,000.

Cambridge Integrated Services Group is headquartered in Clinton, Mich., and is one of the largest business process outsourcing networks in the United States, Australia, India and the United Kingdom, as well as the largest independently owned property and casualty claims and loss cost management service provider in the United States.

According to Fred Goebert, vice president of marketing for RedGo Development, the lease covers approximately 27 percent of the space available in the 23,500 square foot, one-story building and follows the investment of some $300,000 in capital improvements in the structure.

Those improvements included new energy efficient, tenant-controlled HVAC systems. replacement of selected sections of the building’s cedar siding with new insulated ribbon glass that provide 8’ panoramic views of surrounding landscaping.

In addition, RedGo freshened the remaining wood exterior areas, installed a new roof and created new, canopied building entry points with quarry stone flooring.

“We are pleased this investment of capital contributed to the lease at 1006 West 9th Avenue by a leading business service firm with an international presence and now plan to spend
an additional one half million dollars over the coming months to make similar improvements to the other four buildings owned by RedGo Development at Continental Business Center,” said Goebert.
Leading a private real estate investment partnership, RedGo Development acquired five buildings aggregating approximately 105,000 square feet of class B space within the nine-building Continental Business Center in 2005 and commenced the re-development of selected structures into class A flex/office area.

In addition to Cambridge Integrated Services Group, other tenants located in RedGo owned buildings at Continental Business Center include Fibromyalia and Fatigue Centers, Great Lakes Laboratories, Bayada Nurses and First Cornerstone Bank.
