Grane Hospice Care of Pittsburgh Moves Into Continental Business Center

KING OF PRUSSIA, PA — Grane Hospice Care, an end of life nursing provider headquartered in Pittsburgh, has leased approximately 3,800 square feet of Class A office space at 1012 West 9th Avenue within the Continental Business Center here.

Fred Goebert, president of RedGo Development, the building owner, announced the long-term agreement that has established the first office of Grane within the Philadelphia metropolitan area. Aggregate rental of the lease was not disclosed. 

Grane Hospice Care provides comfort and dignity to clients faced with a terminal illness. They specialize in offering a team-oriented approach to care that includes medical, social, emotional and spiritual support during this difficult time. 

According to Goebert, the Grane lease is the second agreement to be signed this year for the 33,000 square foot, two-story building following RedGo’s investment of some $1.3 million in capital improvements to the five buildings it owns in the Continental Business Center complex. 

Capital improvements completed by RedGo Development since it acquired the complex in 2005 include the installation of new energy efficient, tenant-controlled HVAC systems, and insulated ribbon glass that provides 8’ panoramic views of the building’s surrounding site. 

 Beyond those operating and visual enhancements, RedGo has installed new roofs and created new building entry points with lobbies featuring quarry stone flooring. The firm is now in the process of installing state-of-the art EFIS exterior panels that will increase enegy efficiency, lower operating costs and enhance the corporate appearance of the complex. 

“We are pleased this investment favorably influenced Grane’s selection of 1012 West 9th Avenue for its first office in the Delaware Valley. With the strong interest shown by prospects for this re-development initiative, the complex is now 85 percent occupied,” said Goebert. 

Leading a private real estate investment partnership, RedGo Development acquired five buildings aggregating approximately 105,000 square feet of class B space within the nine-building Continental Business Center in 2005 and commenced the re-development of selected structures into class A flex/office space. 

 In addition to Grane Hospice, other tenants located in RedGo owned buildings at Continental Business Center include Langer, Cambridge Integrated Services Group, Jackson Cross Partners, the Fibromyalgia and Fatigue Centers, Great Lakes Laboratories, Bayada Nurses and First Cornerstone Bank.
